Bay Vista HOA: Lawn Conversion and Rainwater Harvesting in Benicia

In 2024, Bay Vista HOA in Benicia transformed approximately 4,400 square feet of common-area lawn into a water-wise landscape. Working through Sustainable Solano, Soilogical provided landscape design, rainwater-harvesting planning, and implementation support. The HOA’s own staff completed the installation.

Planting for habitat and shared outdoor space

The design brings together California native and climate-adapted plants, habitat value, and edible planting. Plant selection considered the appearance of shared HOA spaces as well as food and shelter for pollinators and birds.

Keeping rainwater in the landscape

Roof runoff from multiple downspouts is directed into in-ground infiltration areas. This connects rainwater harvesting with planting and soil care. Line-source drip irrigation and distinct watering zones support establishment and allow irrigation to change as the landscape matures.

Working with an HOA’s existing team

Soilogical’s role included site assessment, planting and irrigation plans, plant-sourcing guidance, and support during implementation. This project illustrates how a landscape transition can work with an HOA’s existing maintenance staff when responsibilities are defined clearly.
